FEDERAL & STATE HISTORIC PRESERVATION TAX CREDIT APPLICATIONS
State and federal historic tax credit incentives provide a critical funding source for the rehabilitation of historic properties. RHC guides property owners through the complex application and review process to obtain historic tax credits. RHC works closely with project teams to provide guidance on appropriate rehabilitation measures that meet the needs of the client, prepare all components of the Historic Preservation Credit Application, and coordinate with state and federal agencies throughout the review and approval process.
Federal Historic Tax Credit Program
The 20% Historic Rehabilitation Tax Credit is administered by the National Park Service and the Internal Revenue Service to promote the rehabilitation of historic buildings throughout the country. The program provides a tax credit equal to 20% of qualifying expenses for the rehabilitation of certified historic structures. Properties must be rehabilitated for income-producing use and the rehabilitation must meet the Secretary of the Interior’s Standards for the Rehabilitation of Historic Structures.
State Historic Tax Credit Programs
Many states have also established state historic tax credit programs to provide additional financial incentives for the rehabilitation of historic structures. Programs vary by state, but most closely mirror the federal HPCA process and can be used in conjunction with the federal historic tax credit.
